About BIM Surveys

BIM Surveying is the process of capturing geospatial data at a building, structure, site or infrastructure asset and modelling that data to produce an as-built Building Information Model.

Data Capture Process

Laser Scanning

Laser Scanning is the primary data capture method for BIM Surveys due to its accuracy and efficiency. Data collected from the laser scanner contains millions of precise points which when processed is known as a Point Cloud. BIM Models are modelled from the Point Cloud to the required LOD/ LOI with precise modelling of intricate detail as required.

Photogrammetry

Specialist camera rigs are combined with laser scanning technology to produce photo-realistic BIM Models and generate supplementary data such as Colourised Point Clouds, rectified photos, visualisations and Digital Twins.

Drone

All surveying techniques rely upon line-of-sight which can limit data capture in hard-to-reach areas such as roofs or other inaccessible or unsafe areas. Drones are deployed in such areas to ensure completeness while prioritising health and safety. Data from the drone is integrated with data captured from other techniques to produce a seamless deliverable.

BIM LOD/ LOI

As-Built BIM models are specified based on LOI and LOD parameters which determine the complexity of the as-built BIM model to be delivered.

LOI refers to the level of information within the BIM model and relates to the metadata or non-graphical information attached to BIM elements and can range from LOI 100 which will not contain metadata to LOI 500 which contains full information.

LOD refers to the level of detail within the model and can range from LOD 100 which will contain very basic shapes/ mass model to LOD 500 which will include precision modelling of intricate detail.

BIM LOD 100

Mass model of the general shape of an asset which excludes windows, doors, sills, architectural features, street furniture, MEP, services and similar.

BIM LOD 200

Includes LOD 100 detail with addition of elements such as window and door opening locations.

BIM LOD 300

Includes LOD 200 with addition of MEP, windows, doors, sills, outline of architectural detail and other general features such as downpipes, gutters, vents and similar.

BIM LOD 400

Includes LOD 300 detail with addition of further intricate architectural detail.
