1GQ is the redevelopment of one of Dublin’s most iconic office buildings. Located directly across the River Liffey from Dublin’s historic Custom House.
Apex Surveys were commissioned by the project managers Urban Solutions and architects BKD Architects to provide a BIM Model, Floor Plans, Elevations and Floor Area Calculations Surveys at key phases of the redevelopment project.

Phase 1: consisted of a complete survey of the as-built status of the building to provide accurate floor plans to assist the enabling works contractor. This was carried out using laser scanning techniques for the interior of the building and UAV/drone to survey roof details.
Phase 2: consisted of a complete laser scan of the building core to provide an as-built BIM model to LOD300 to be utilised by BKD and the design team. A quick turnaround was essential with data transferred back to the office to be processed and modelled by the BIM team as the project developed. BIM Model was used by the design team for finalisation of shell core and CAT A fit-out.
Phase 3: consisted of a return to site to measure and calculate the net floor area calculations for the tenant areas.
